New apartment plan evolves for 46th and Dodge

A new apartment proposal is in the works for the Dundee area that includes a possible 7 to 8 story building the busy corner of 46th and Dodge. The area could one day be home to nearly 300 new apartments.

It’s still in the planning stages but city officials say this would benefit the growing population in the area. Nebraska Medicine is just blocks away and there’s a significant college student population nearby.

The building could include 284 luxury apartments wrapped around an enclosed 300-car parking garage.

Planning Director David Fanslau said with the Omaha Rapid Bus Transit route on Dodge it's the perfect time to create more urban living.

Fanslau said, “We thought as planners how best to capitalize on that investment, and if you're going to have that infrastructure that bus transit running up along Dodge, it will be more successful if it's more dense.”

Some neighbors are skeptical. Sam Pettes said, “It's really a small street to have such a big apartment complex right down the street from.”
