Elkhorn has more development in store for its future. Locally founded OCI Insurance and Financial Services is building its Class A, three-story commercial office building. OCI CEO Chuck Olson says it is a first of its kind for Elkhorn.

"I think Elkhorn is a great location. We really like the feel of Elkhorn, and you know, Elkhorn needed this and we like that are going to be the first," Olson said.

The building will be over 65,000 square feet which will be mostly occupied by OCI staff but will have leasing opportunities for future tenants. The building will have a unique third floor conference center with a balcony with a great view over the golf course and a city skyline.

"Our current location, we have outgrown. And we thought that this was a great location for us to move our employees to," Olson said.

Since 1969 Dairy Chef has sat in Elkhorn but Ozmun says it's not going too far.

"We are going to move next door and the space is about four times the size of this building," Ozmun said.

Creating this new space will allow them to stay open all year round, something the regulars are happy about.

"I am always really sad when they close for the year and very excited when they open up," said Elkhorn resident Kim Johnson.

The old gas station will get a new face lift to mimic Dairy Chef's historic charm and Mike says the current building will have a use of its own.

"We're gonna turn this into manufacturing. We make a lot of ice cream sandwiches and novelties. We just don't have the space to do that now," he said.
