Economy has homeowners remodeling instead of selling

In this uncertain economy and with interest rates so low, many homeowners are going the remodeling route. With fewer homes being built, homebuilders are taking on remodeling jobs.

In this tough economy, Connie made a decision about her home near 132nd and West Center Road. Low interest rates helped convince her to remodel. "I've always wanted a breakfast bar. I've thought about it for years. I've been in my house 16 years and I've probably thought about it for 10 of those 16."

"I think most people are trying to do things just to survive the down times," notes builder Keith Uhing, whose company is doing Connie's project. The builder behind Frontier and Paradigm Homes is still building custom homes, but not as many.

Two years ago the company built 43 homes. This year, it will be around 25. Remodeling projects are helping the bottom line. "Five, six years ago we didn't do any remodeling,” says Uhing.

“It's increased as much as we want it to be. We're doing remodels from $3,000, $5,000 all the way up to $125,000. Five years ago we never did any of it. We're basically going back to what we started 20 years ago doing all the work ourselves."

Word of mouth is leading homeowners to call homebuilders for remodeling. "It's not like we're actively seeking that, it's coming in our door and we're accepting it and not turning ourselves away like we used to,” says Uhing.

The Omaha Home Show wrapped up Sunday, but if you're thinking about remodeling, the Remodel Omaha Tour is set for April 19th and 20th.

J, I know exactly what you are talking about. We built our house last year and was amazed at the amount of trash and misc disposed building materials that was left on the property that the either the builder or subs did not clean up. I can't imagine what it would have been like to live there while they were working. Not to mention the fact that the Builder just subs everything out...so, why not just hire a good remodeler. I know all builders are different but I have never heard of Builder with great follow-up or great customer service. That has not been our experience.

I would be cautious about these builders turned remodelers. I'm in that situation right now. Great builder. Lousy remodeler. Also, you have issues with subs not treating your property with respect because they're so used to working with unoccupied buildings - like smoking and grinding cigarettes out wherever they choose, leaving trash for the homeowner to pick up, dust and fumes throughout the house. Oh, and you have to resolve where the subs go potty and who cleans that up. (Let me give you a hint - it isn't the general contractor!)

Can't really feel bad for these builders...they raked in the $$$ a few years ago when everyone was going buck wild with their credit.
