Lake property increases in value
The Cassgram reports the estimated median house or condo value in Cedar Creek in 2008 was $183,171. That compares to the state average of $126,500 and the Louisville average of $132,113, per information from http://www.city-data.com/city/Cedar-Creek-Nebraska.html.
(The median value in Cedar Creek was $114,800 in 2000.)
“This kind of shows where the lake homes have about a $50K advantage per home which would add up pretty quick even though the community population is about one-third,” says Sutcliffe.
Louisville has 545 homes and Cedar Creek has 395 with many of those being weekend residences. But county records show 168 homes in Cedar Creek are valued over $150,000 and 37 homes are valued greater than $250,000. In Louisville, only 60 homes were greater than $150,000 and 4 homes topped $250,000.
