The City of Council Bluffs through its Community Development Department is accepting proposals for the development of Playland Park, located at I-480 and North 41st Street in Council Bluffs.
This site is located along the Missouri River east of Downtown Omaha. Proposals will be accepted of all, or part of, the 26 acre
through November 30, 2012.
The City engaged a consulting team led by HDR, Inc. to prepare a Master Plan for the development of the site.
The program established by the Master Plan includes approximately 365 residential units and 38,000 square feet of commercial space.
Housing types include 16 single family; 48 townhouses, including live work; 76 condominiums; 184 apartment units; and mixed use structures with leased commercial space and 42 apartment units.
In addition to the 60 acres river front park scheduled for completion in the spring of 2013, the Master Plan calls for the construction of a 1.5 acre park at the landing of the Bob Kerrey Pedestrian Bridge
and a smaller neighborhood park.
The City is committed to the development of the Playland Park site and looks forward to working closing with interested developer(s). It’s anticipated the private development could begin in 2013.
Upon completion, the total estimated investment would be in the excess of $60 million.
