Planning moves forward on development in the Highway 75 corridor at Plattsmouth.
The Cassgram reports the Plattsmouth Zoning Office has issued the building permit for the new Hy-Vee store in the Plattsmouth Plaza. Company officials indicated they want to start the building process as soon as the soil is in the proper condition.
A Hy-Vee representative told Cassgram it’s hoped the new store will be open sometime late this year.
The Plattsmouth City Council conducted a meeting this week seated as the Community Development Agency. The agency approved a resolution recommending approval of the “Redevelopment Plan: U.S. Highway 75 and Osage Ranch Road Redevelopment Area 2013.” The Planning Commission had recommended approval last month saying the plan conforms to the general development plan of the city.
The plan concerns the 6.62 acres where Woodhouse Ford wants to relocate to at the corner of Osage Ranch Road and Highway 75.
City Administrator Erv Portis said the next steps include a development agreement and annexation of the property.
Woodhouse will be asking for tax increment financing for a 14-year period to overcome site development expenses. The area has already been declared blighted and substandard.
The total estimated value of the project is $3.5 million after full build out.
The Plattsmouth Planning Commission recommended the city council approve rezoning and special use permit applications for the apartment and business office development proposed by Doug Keeler in the 2200 block of First Avenue near Highway 75.
Drawings were first brought before the city last fall but the new plans have some changes. According to the (pending) March Planning Commission meeting minutes, commission members were told the bids for the project as first proposed were high and the team developing the project has changed.
The new plans include using the existing building (Hidden Treasures Furniture Store) as the office building instead of converting it to apartments as originally intended.
A redevelopment plan between the city and the developer is being reviewed.
