Encouraging mid-year construction report south of Omaha.. Both Cass County and Louisville are noticeably ahead in residential building permits issued compared to last year. Plattsmouth didn’t have any as of June 30th last year so the one issued in the first six months also puts the city ahead, but two major commercial permits in Plattsmouth add to the optimism in the local construction market.
The Cassgram reports the Cass County Zoning Office reports it issued 29 new residential permits with a total value of $5.31-million through June 30th of this year.
Last year, there were 18 residential permits with values of approximately $2.9 million issued for the same period. In 2011 there were 22 permits issued in the first six months.
Total county new home permits (full year) issued in recent years: 2012-42, 2011-46 and 2010-47.
(The county zoning department says generally the permit value for zoning purposes figures out to about 60% of the final tax valuation.)
In other permit categories in the county’s jurisdiction: 10 additions (valued at $308,555), 17 decks ($79,588), 6 garages ($98,715), 1 grain storage facility ($687,910) and 7 pole buildings ($217,080).
---The Plattsmouth Building/Zoning Department’s one new residential permit was valued at $143,000. (Another new home permit was issued this month.)

The two new commercial building permits this year were for the two buildings in the Plattsmouth Plaza, the Hy-Vee store and the 5-bay strip mall. The combined value placed on the two buildings: $4.97 million.
---There were five new home permits issued through June 30th by Louisville zoning with the value recorded as $504,000. Four were in the city limits and one was in the outside zoning district.
One new home building permit was issued through June 30th of last year while two were issued during the first half of 2011 in Louisville.
Total residential Louisville-issued permits in recent full years: 2012-4, 2011-2 and 2010-6. (The last home built in the city limits was in 2010.)
