    Sweetening a sour market

    It's a tough market if you're trying to sell your home. The challenge has some sellers throwing in major extras to try to lure buyers.

    When Deb and Kelly Johnson built their Elkhorn home in 2001 with a backyard view of Indian Creek golf course they planned to retire there but family obligations changed that.

    They built another home in South Dakota. It's finished but the Nebraska home is still up for sale. They now have two mortgages.

    Kelly says, "Had it on the market for a year-and-a-half. We took it off during the winter and now we put it back on by sale of owner and dropped the price quite a bit."

    They dropped the price from $490,000 to $430,000 and added a twist: they'll toss in their 2007 Toyota Tundra pick-up.

    Kelly Johnson says, "We had an extra pick-up sitting around so we threw that in with it." It's a $30,000 value.

    In this type of economy it can pay to be creative.

    Lisa Ritter, with Deeb Realty, has some potential good news for the Johnsons.

    She says, "Home sales $500,000 and up are up 62%. I was shocked. It really depends on the seller's motivation level to make things happen."

    It's also interesting that at a time when new construction in the metro is struggling, a neighborhood of new town homes at 177th and Blondo is selling out.

    Ritter says, "They sold 54 in the last year."

    At $122,000, the lower price is part of the allure.

    Ritter says, "When I showed it to my client, right away she was dazzled by that."

    Meanwhile, Deb and Kelly are considering offering even more enticements.

    "We have a baby grand," Kelly says. "That's negotiable. We have a plasma downstairs. That's negotiable. We want to get the house sold whatever it takes."

    They've had the newspaper ad with the pickup truck included out for a little over a week and have two showings set for Friday.

    Sorry, A, but I stand by what I say. What's wrong with (gasp) renting if they really need to "get out of Dodge" in a hurry? I'm surrounded by people out here who have all kinds of toys but make all kinds of decisions that are less than logical.

    Whoever said they were complaining or whining? It sounds to me like they are just telling their story. It is called the news you know. Some of you need to just grow up...you are the ones complaining and whining about them having more than you. If you put as much effort into your personal life and finances as you do being jealous of other people, you could probably have nice things too.

    A $430,000 house in California would be equivalent to about a $50 or $60,000 home in Omaha. Which would mean the "Johnson's" house in CA would be worth millions of dollars. I would never move to CA for that very reason. Don't believe me on this, look it up... Here's what I don't understand, if I could afford to build a house for 400 and some thousand dollars, I would buy a chunk of land somewhere to build on outside of Omaha. But, everyone is different. Also, what's funny is that house probably cost the builders 250K or less to build and the Johnsons' paid nearly twice that for it. I'm just glad that I have good friends that build houses for a living!!!

    So David, $430,000 isn't a lot of money in South Dakota? I for one am not jealous, but they should quit complaining. It's nobody's fault but their own that they made the deal before they sold their first house. Suck it up.

    In Omaha, $430,000 may be a lot of money, but in other parts of the country its chump change. Some people listing these post are jealous because they will never make this kind of money to buy this kind of house in the area of town they prefer. I know that I will never own this type of house, but thats because of the choices I made in my life. Congratulations on you new home and I hope home in Elkorn sells real soon. Good Luck

    When I bought my house, my mortgage company had problems with the owner providing me with a lawn mower as part of the package deal. I understood that there are some rules about throwing in some "extras" and the value of those. Perhaps as a sale by owner some of those rules are more relaxed.

    Kudos to the Johnsons! Good for you that you are able to buy the homes and toys you want and evidently smart enough people to have been able to afford them to begin with. Sounds like a lot of jealousy going on with several locations down in your area. Glad I don't live in the Omaha. By the way C Location, the pickup, the Toyota pickup... IS AMERICAN MADE!! And for all those who are having their homes ForeClosed on and expecting the Government to "buy" them out cause they were "stupid", I admire that the Johnsons are using great marketing skills and selling their home themselves. YOU GO GUYS!!!!

    Regarding C's posted comments... Maybe you didn't get to hear that the pickup is extra because the wife has a new job and her vehicle is provided. They're not rubbing anything in anyone's face. Sweetening the pot is not a new idea, but a smart one if a person is able to provide an incentive. You sound a bit sour or just jealous. No one wants to be in a position where they owe two mortgages no matter what the size of the mortgage! Wishing you a more positive attitude!

    Wow, the story is merely highlighting the fact that its a tough real estate market and all you people can do is cry about how they have more than you do? You're the reason this country is going down the toilet. Hey "J", nobody needs a grand piano or a plasma tv. Yet many people have them. I'm sure I can find some stuff in your house that you don't "need" either. And Layla, what don't you like to hear? That some people have more money than you do?     I had to laugh at "oh we had an extra pickup just ya know sittin gathering dust..." I interpret it like that. Oh and the couple extra goodies plasma TV and more! Wow I am trying to survive paying school while in school. They have money to just throw away. Makes me a little sad but I shall fight on!!!

    and these are probably the same kinds of people that are upset because they make too much to get the rebate stimulus check...its just ridiculous there are people living paycheck to paycheck and these people are whining because they cant get rid of their house even with the brand new truck throw in....how sad for you

    I really disagree with some of these comments. Why the hate? These people did not come accross as arrogant. They are not the only one that has been put in this situation and I have heard of others trying to sell their homes offering cars and pool tables. This is not so hard to understand. If this had been 2 years ago and the housing market being the same as it was...this would have been a done deal without the throw in toys. Good luck to you and I really hope the market turns around for everyone.

    This is some brilliant marketing…a free truck with a house. Having a plasma TV and a Baby Grand to sweeten the deal will surely help them sell the house. I didn’t think they came off arrogant or in need of sympathy. Most people posting on here seem a little jealous…posting at 9, 10 and 11 in the afternoon???? These people need to go get a job and maybe they to can afford to have nice things like the Johnson’s have.

    Boy do I see a lot of green on this site and I don't mean the house sellers. There isn't a one of you posting that don't wish they were in that position. How many of you have a vechicle sitting at home that isn't running or just in case. Maybe the area they moved to didn't have any homes to buy or even rent--it doesn't say where in SD they moved. I had that happen to me when I moved to a small town in NE. They may have sorked really hard for their money but as most of the people in this state and country seem to think is a bad idea and you must give everything away (or in this state taxed away!!) I know several low and middle income people with more cars than drivers and many of them have big screen TV's and rich doesn't even come close to what they earn. You are the real whiners

    There will always be the have & have nots in every society, its been that way from the beginning of time. What gets me, is the "have nots" who have such contempt towards those who have more than they do. I too have a nice home on a West O golf course, no one gave it to me, I grew up VERY poor, went to college, got a good job, saved some money, & bought a nice house. Who are you to "wish bad luck" upon me or my neighbors just because our house may be bigger and cost more than yours?

And yet, at the same time, lower income Americans and middle-class working stiffs are losing their houses and falling behind on their mortgages left and right. Thanks, Bush. Thanks to everyone who voted for him. Thanks for shipping traditional middle-class jobs overseas and creating jobs that are mostly without benefits and without decent wages; thanks for lowering the taxes on rich ($400k/year and up) people to the lowest point since the founding of the country; thanks for creating a disparity that gets wider every day between rich and poor - while countries that have always had filthy rich and dirt poor citizens (like India) are finding themselves having a middle class for the first time in their history. The economic policies of the Moron in Chief and his rich, greedy corporate mates have put us in this position, and it only looks more difficult in times to come. Remember how the French Revolution started? Enjoy your $600 cake.

    Some of us are not so lucky to have so much. Some us are not so lucky to sell before needing to move (for one reason or another and despite doing the normal/smart thing). One similar nice house in our old neighborhood sold for 59% (net) of what they paid for it. We got 'billed' and only had to sell for about 83% of what we paid for it, several years ago! It is a bad sellers market and a great buyers market!

    I don't have a problem with the fact that they have at least one home worth $450,000 (give or take) but it is a litle over the top to say "...an extra pickup sitting around..." That almost sounds like they are rubbning it in a bit. Hard to feel sorry for someone with an attitude like that. Hope the house doesn't sell for awhile longer and then the new buyer says, "Sorry, don't want the pickup...I only buy American."

    I have to agree with some of the others. It's hard to be sympathetic with their plight. If they HAVE to move to SD, did they NEED to build a new house? Get rid of some of the toys, suck it up and make do like the rest of us have to, and DEAL WITH IT!!
